REAL ESTATE AUCTION TERMS AND CONDITIONS AUCTION DATE: THURSDAY, SEPT. 18th at 6:00 PM 425 E. ELEVENTH AVENUE, MUNHALL, PA. 15120 AUCTION TO BE HELD ON-SITE REGISTRATION AND DOWN PAYMENT: All bidders are required to register prior to the beginning of the auction. Registration starts 60 minutes prior to the auction sale. In order to register, a bidder must show cash, cashier’s/bank/ certified check, or company check with bank letter in the amount of $20,000 on the day of the auction sale. Any certified/bank/ cashier’s check should be made payable to the Bidder’s name. If the bidder is successful, the check will be endorsed to Coldwell Banker Real Estate Services at knockdown and will be held as the earnest money deposit until the settlement. If the Bidder is not successful, he/she can then negotiate the check back into their own account because it was made payable to the Bidder’s name.SALE PROCEDURE: The property will be sold to the highest bidder, for cash, SUBJECT TO THE CONFIRMATION OF THE SELLING OWNER. STEEL VALLEY LEGACY
The Steel Valley, made up of the communities of Munhall, Homestead and West Homestead, is located along the southern banks of the Monongahela River in southwestern Pennsylvania, approximately 7 miles southeast of Pittsburgh. This historic area was primarily a steel producing community from the late 1800's until the mid-1980s. During the steel era, hundreds of thousands of immigrants from Europe relocated to the Steel Valley for work, and the area became known as the "Steel Capital of the World."
HOMESTEAD STEEL ...THE WATERFRONT TODAY Located along the southern banks of the Monongahela River, The Waterfront offers great shopping, dining and entertainment along the Monongahela River. For most of its first 100 years, Homestead served as the place where one of the world's most productive steel mills existed. The Homestead Steel Works was part of the Carnegie Steel Company and later became the U.S. Steel Corporation. Andrew Carnegie made his fortune in the steel industry, controlling the most extensive integrated iron and steel operations ever owned by an individual in the United States. His company, Carnegie Steel, was located along the Monongahela River in the borough of Homestead-Munhall. About 7,000 men were employed in the plant around the turn of the century. THE CARNEGIE LIBRARY...MUNHALL The Carnegie Library of Homestead, located in Munhall, is enclosed in one building and includes, from left to right, a Music Hall, Library, and an Athletic Club. The Music Hall is acoustically one of the best in the world. The Athletic Club includes an indoor track, basketball court, and a heated swimming pool. Designed in the French Renaissance style, it sits on a hillside overlooking the former location of Andrew Carnegie's Homestead Steel Works along the Monongahela River. The Homestead Steel Works was developed into the Waterfront Shopping Center in 2004. The Carnegie Library was formally opened to the public on the evening of August 1,1898. For more than a century it has served the community as an educational, social and cultural center. Steel magnate Andrew Carnegie built this mammoth stone building as a gift to his employees and their families. Located on 10th Avenue in Munhall, it was designated a historic landmark by Pittsburgh History & Landmarks in 1989.
PARK SQUARE ...HISTORIC DISTRICT OF PITTSBURGH Surrounding the library, are residential homes known as the Park Square area of Munhall. The borough is named for John Munhall, an early homesteader who became a successful steamboat operator in the oil and coal-carrying trade. In 1895, the Carnegie Land Co., a subsidiary of Carnegie Steel, purchased several large tracts of land in the area, both to expand the Homestead Steel Works and to build houses for mill managers. Andrew Carnegie hired noted architect Frederick Law Olmsted (architect of Central Park, Union Square & Prospect Park as well as Niagara Falls State Park) to lay out a plan of "visually correct" homes around the library of Munhall. Olmsted, an early proponent of "green space," specified much bigger lots than the small frame houses located one block away in Homestead, along with setbacks of at least 25 feet from the street. The Park Square plan included a small park along East 11th Avenue between Margaret Street and Park Square. The streets were wider than usual and utilities were hidden at the rear of the houses. Buyers -- who were required to build a house that cost at least $3,000 -- had to agree "never to sell vinous, spirituous, malt or any kind of intoxicating liquors on the properties."
THE MILLIKEN MANSION... John F. Milliken purchased the property from the Carnegie Land Company in 1898. 425 E.11th St. was the grandest home built in this master planned community. The Milliken Mansion is situated on a wide tree lined street less than 200 ft. from the magnificent Carnegie Public Library & Concert Hall. The Millikens' sold the home on Valentine’s Day 1918 to Virginia C. Schuchman, who was a widow with 3 daughters and 2 sons. When she passed away in 1937, her will required that the property be sold for $1.00 to St. John Catholic Church.
